Out of state investor from NY, bought one property with TJ Bencho after been given a tour around the city. Will never go back again and will never trust TJ. Talked to a few out-of-state investors and we all shared the same experience.

A few things to note:

• There is huge mark-up from the quoted rehab cost. Asked for a fee break-down for the rehab cost but TJ refused to do so.
• The $7000 "consultation fee" is total bullshit and only one of many ways this company is making money out from you. 
• The neighborhoods where these properties are located are super crappy, mostly C neighborhoods. There is no $$ to make for them in better neighborhoods. Don't trust what they say during the tour - use your own judgement.

Investors, stay away from this evil company. Go to www.biggerpockets.com and you will find some real honest people there that will help you out.
