Solid solid partner in KCMO

William underpromises and overdelivers. He does himself an injustice by not honking his own horn - but this is the type of partner I want on my side. I've bought one property through him so far and the results have been exemplary. Rehab quality was top notch - I bought an ugly duckling and turned it into a swan. Time to finish rehab was reasonable. The rent he brought in was higher than projected. He was able to quickly fill the property with tenants.

I am so confident in his abilities and projections that I am already on my way to purchasing a 2nd property.  His knowledge of the local housing market is pretty darn uncanny - cost of rehab, how much rent a property can pull in, etc.

I am glad I pulled the trigger with him and look forward to a long and prosperous relationship.

FYI, he's not a turnkey provider per say - instead you buy properties through the MLS and he helps with rehab, project management, and property management. But the end result is a rent ready house managed by a solid team.

The best "boots on the ground" a out of state investor could ever ask for.

  I have been working with William for a little over a year and a half.  I have been nothing but impressed with every aspect of the business he runs.  As a out of state investor I was very skeptical of turnkey companies and fearful of the numerous ways they can take advantage of a investor.  William has set up his business in a way that would make it much more difficult for him to do that to people than the typical turnkey company, which helped me have the trust to get started in Kansas City.

   His company does not buy cheap properties, rehab and make their profit from the flip like other companies.  That scenario leads to companies inflating the purchase price, doing lipstick rehabs and saying neighborhoods are better than they really are.  Instead, he will evaluate the properties I find on the MLS or if he finds one that he thinks is particularly good he lets me know about it.  He gives his evaluation of the neighborhood, a accurate estimate on rehab needs and what it will rent for.  He has run a lot of rehabs at this point so he is accurate in his estimates but gets contractors bids to be sure.  He gets 3 contractors bids before we actually start work.  He does not have a in house work crew, so there is no temptation to do unnecessary repairs, he holds the contractors accountable for doing excellent work.   I know I am getting better deals than from the turnkey providers because I compared for a long time, most of their stock is in areas where we will not even invest.

  William also runs his own property management company.  This gives him great knowledge of where people want to live and what the market rent should be.  It also further motivates him to steer you towards making purchases in the better neighborhoods.  Most turnkey companies make the sale and send you off to a property manager.

  I have bought four properties so far and am actively looking for the fifth.  I have told my friends and family about how happy I am and recommend they work with Kansas City Investment Real Estate.  William recognizes that one of the most important parts of running a successful business is his reputation and the ongoing referrals he gets from his investors, so he does everything in his power to make sure every investment is a great one.

I've worked with William on a 4-plex purchase in Kansas City, and was extremely impressed by him during all phases of the transaction. His deep knowledge of the various neighborhoods in KC helped narrow down my search area. When I found a property he helped me evaluate it as an investor (realistic costs, appreciation and vacancy outlook, etc). His communication during the purchase process was always prompt, and on point. The transition of the property to his management company was handled extremely smoothly. William values transparency and this showed in all interaction with him throughout the process. William is a great partner in my RE business.

Focused on Building Long Term Relationships - Highly Recommended!

I live in CA and have owned investment R/E in other states for several years, most recently in KC.  William Robison was my agent/manager on the ground in KC when I bought my first investment property in KC and I was thoroughly impressed with his knowledge, accessibility and honesty. 

For out of state investors like myself, finding somebody on the ground who is good at what they do and who you can trust just might be the most important factor in determining your success.  I plan to continue making investments in KC, even if other cities might seem tempting – I have found a guy on the ground who knows his business, is hardworking and most importantly to me, has shown himself as someone who I can trust to look out for my interests. 

In addition to William’s qualifications, I really like his business model.  As one reviewer put it, William operates as a one-stop shop rather than a traditional turnkey business, which I totally agree with.  This gives him a great deal of flexibility to help me implement my particular investment strategy. 

Needless to say, I highly recommend William.

Great solid ethical company for buying/rehabbing/managing investment property in Kansas City

I have used William Robison to buy, renovate, and manage properties for me in KC. He has always been straight forward and done exactly what he said he would do including finishing  rehabs on time (which is rare in this type of business). I have found him to be an ethical person that looks out after the investors best interest and doesn't try to nickel and dime. He is very knowledgable about the market in KC and knows which properties are good deals or not. He is also brilliant about knowing what kind of work/rehab a property needs so you know what you're getting yourself into. I would recommend him and his company to anyone looking to buy investment properties in Kansas City.

Property Manager with an 'investor's mindset

I used William as my broker in purchasing several multi-families in the Kansas City area.   I felt more comfortable with his opinions about the available properties because he knew that he would have to manage them.  

I was first impressed by his communication during the buying process.  I could call him at 7a.m., and he would already be at work.

After the purchases, he suggested cost-effective improvements and got my properties stabilized and cash-flowing in short order (even the 12-unit near the KC Museum that he had warned would require extra attention.)  He knows the wants of KC renters.

I think I am most impressed by William's honest, straight-forward way of dealing.  There is no 'selling' of services that are more for his profit than mine.

Rehab Quality and Value of Purchase really don't apply in my case, but I found that leaving them empty lowered his score.

Will is just a great guy, a straight shooter and a go-getter. He's done a great job for me, and I can honestly say that if it weren't for his assistance, I wouldn't have been able to build my portfolio to what it is today. He consistently exceeds expectations, and while not a turn key provider, per se, he is a one-stop-shop for all things KC investment property.
