Buy Memphis Now
I purchased my first out of state investment property with Buy Memphis Now in Feb. 2017. I live in California by the way. Since this is my first out of state rental property imagine how nervous I was going through the purchase process. However, Curt Davis was very prompted in answering my questions regarding the property. He fixed all the issues found in the home inspection report.
The property management aspect of the rental property is very smooth sailing too. Although there were some issues at the beginning but after some communication, everything is working on autopilot since then without issues.
Since I have not inspected the property myself, I can't say how good the rehab quality actually is, but judging from the reinspection report and very few service was performed, I would say it's pretty good.
So overall I am happy with the purchase and highly recommend Curt Davids if you are interested in purchasing a turnkey property in Memphis, TN.
Nothing but good things to say about them. It was a good experience, very smooth from start to finish. Even after I had an issue more than a year after the purchase, they still stepped in to help and give support! Great team.
We purchased a SFR from Curt and the team at Buy Memphis, and the experience was just extraordinary. This was first "Turn-Key" property purchase. It's the way Income Property Investing should be in our opinion!
My wife and I have recently purchased two houses from Curt Davis and Buy Memphis now. The communication and buying process were very good. Curt is very upfront and honest.
Curt and Buy Memphis Now concentrate on providing investment homes in "B" grade neighborhoods or better in the Memphis market. Typically these are houses that Buy Memphis Now purchases, fully rehabs, and finally sells to investors.
The extent and quality of the rehabs is very good. The investor gets the house inspected by an independent inspector as the rehab is being finished, and Curt's team fixes any outstanding issues before closing.
The buying process is very "Solid".
My purchases have just recently finalized, so I don't have any real experience with the ownership side. But, I believe that the property management group, that Buy Memphis Now works with, is one of the best Management companies in Memphis. So, I bet that the ownership experience will go relatively well.

This was my wife and I's first home purchase. We live in an area that is very expensive so we decided to make an investment in a Memphis property, as we have a friend who has gone through the process a few times and done well. With our friends recommendation, we worked with Curt Davis at BuyMemphisNow. Our experience was nothing short of fantastic! Curt is a person of honesty and integrity. He did a great job of walking us through the process step by step. The entire time he had excellent communication. We never felt left in the dark and did a great job of sharing pictures showing the progress of the renovation. I can't recommend Curt enough! He is does business as a total professional and really embodies that nice Southern Hospitality.
I recently closed on my first Memphis property, which I purchased from Curt Davis at BuyMemphisNow. I could not be happier with my decision to buy through Curt! From day one, he came off as genuinely wanting to help me find my perfect investment property. There was never any pressure or hype. He was always available for any questions and extremely prompt! I had first contacted Curt at Buy Memphis Now in July of 2015 and closed on a property in October of 2015. Note:This was my first investment property and I live in another state (California). My priorities for my first investment property were to 1) stay within budget, 2) close quickly and 3) have renters at or soon after closing; all of which happened.
From the first phone call to now, Curt has always been straightforward, knowledgeable and quick to respond to phone calls/e-mails. Curt kept me updated with pictures and details every 2-3 weeks during the renovation phase and more so as the closing date approached. His connections with the mortgage, title, closing and property management companies made the process easier as well as he'd communicate with them on a regular basis. Just closed on a home with Curt and Buy Memphis Now
I just closed on a home in memphis with Curt's team at Buy Memphis Now. The whole process has been easy and smooth. Curt found a great little home at a good price, rehabbed and tenanted the home prior to closing. Property management is with Premier Property management who manages some other homes I have through Memphis Invest so I feel good about long term property management as well. Curt has great communication and his lender Bighaus Chapman was also great to work with.
Curt Davis and I first met on the phone be it that I was an out-of-state investor. He was very knowledgeable about the Memphis market. He listened to my objectives and criteria in an investment in a couple of days Curt had emailed me the profiles of 3 different properties. Over the weekend I had done my due diligence and by midweek, we had the contract signed for property in a wonderful neighborhood. Curt had touched base though the whole process. One thing, Curt Davis and buymemphisnow.com was a one-stop-shop for everything needed for real estate investing in Memphis. The property was priced to where you had equity at closing, with a tenant already in place by closing, with a 2 yr lease, and >$200 +cashflow. A 3rd party inspection found a couple of issues in which all were addressed. AWESOME!!! Thanks for all your help!!!
We just recently starting working with Curt and BuyMemphisNow. It's our first experience with a true turnkey company. We purchased 2 properties with them to test the waters and property 1 was rented in 45 days after purchase and not only at the estimated value but for 2 years. Property 2 was rented just a few days after purchase and again at estimated value for 2 years. The whole experience was very positive. I would recommend for anyone who is looking to get into turnkey to give these guys a try.

Over the last few years, I have purchased several properties from Curt and Craig. Curt has always gone above and beyond my expectations, being prompt and honest in my dealings with him. Any minor issues have been quickly resolved to my satisfaction. Closings have always been fast and uneventful, and my properties have been profitable as advertised. Rehab prior to the purchase has been performed in a manner that requires minimal maintenance over time.

I have a number of properties under management by Curt and company. They have given me high returns, have taken excellent care of my properties and do the one best thing a property management company can do, they make things easy and simple. I didn't rate the accuracy of their numbers because I just assume they are accurate and honest. They have given me no reason to doubt them. I have worked with Buy memphis Now on several property purchased in Memphis. I found the team especially Craig Jennings and Curt Davis to be highly effective, honest, and committed to creating investor win-wins. They take the time to understand what your specific and strategic objectives and investment profiles are and then work with you diligently to find the right properties for your portfolio. I found that the properties had solid rehab work which has led to minimum maintenance and that they delivered properties in quality neighborhoods at prices that had allow investors to earn an attractive return without having to take the risk of going into more questionable areas. My feel is that their internal margins are very reasonable and as such they pass along pricing that is more opportunistic for investors and there strategy is to make their income through repeat sales and lower internal operating costs than by trying to make a lot of profit on each individual property - something that I respect a lot. The process was seamless, well-managed, with minimal hassles and there property management partner is excellent. I highly recommend them to others.
